If you can give a home seller a quick closing date, this could give you an advantage in negotiating price. So how do you find out if a seller needs a quick closing?
#1- Get your Realtor to search for quick possession dates on the listing. Any Realtor can do this. Searching for listing that indicate immediate or 30 day possession dates could find you a motivated seller.
#2 – Get your Realtor to search the occupancy of the property. Again this is available to all Realtors. If a home is listed as vacant – most probably you have a motivated seller. Again, if you can offer the home seller seller a quick closing – it could mean a better price for you.
